The farmhouse
Is Noonvares House a large holiday home in Cornwall for a big group?
Yes: Noonvares House is a large holiday home in Cornwall, a four-bedroom sixteenth-century farmhouse sleeping nine, with a private two-person sauna, a fully enclosed garden, a fire pit, fibre broadband and an electric car charger.
It stands on our working smallholding among the ponies, pygmy goats, hens and ducks. The Godolphin National Trust estate is about five minutes away by car, and Hayle Towans about seventeen.
It is the older and larger of the two places we let here, and the one people take when three generations are coming or a group of friends wants one roof and one table. Gwel-an-Derowen, the stone cottage, is let separately and we live on the farm ourselves, so what you have is the house, its garden and the run of the land rather than the farm to yourselves. Everything below is about this one building.
The house
What is the house like inside?
It has thick walls, deep sills and low doorways in the old part, and generous rooms in the newer, with every century since the sixteenth having left something on it.
The quiet comes from being a long way down a lane that does not go anywhere else. Inside there is a sitting room with two large sofas and a wood burner, a dining room big enough for nine to eat together, and a kitchen with everything needed to cook for them. The bathroom has a Victorian roll-top bath.
Fibre broadband runs throughout, changed over from satellite this year. There is a washing machine inside, a dryer in the outhouse, a barbecue for the terrace and beach kit in the porch for the days you are not here at all.
How it sleeps
Is Noonvares House big enough for a large group?
It sleeps nine, across four bedrooms and one bathroom: two large rooms and two smaller ones, which suits a family of three generations or a group of friends.

A cot and a highchair are there if you ask. There is one bathroom for nine, so it is a fair question before you book. Families tend to find it fine, four couples might not, and we would rather you heard that from us than found it out on the second morning.
Sauna and garden
Does Noonvares House have a hot tub?
No: the house has a private two-person sauna instead, for the house only. There was a hot tub here years ago and a few older reviews still mention it, but it went some time back and has not been replaced.
The garden is fully enclosed, which is the question we are asked most. The fence runs all the way round at four feet, and the gate is about the same height.
Outside there are seating areas dotted about, a barbecue, a fire pit for the evenings and play space for children.
The animals
Which animals live on the farm?
Ponies, pygmy goats, hens and ducks live here, and there are fresh eggs most mornings if you want to go and find them.
The husbandry is ours. The animals are here to be watched rather than worked, though anyone who wants to help is welcome to.
Two of them surprise people. Chesney is a red-tailed hawk and Luri is our pet owl, and both live on the farm. Wild owls fly over the fields at dusk, so stand still in the garden after dark and listen. The husbandry itself is written up in our guide to keeping pygmy goats.

The land
What is the land and the river like?
The farm covers four and a half acres bordering the upper reaches of the River Hayle, which is shallow and slow along our stretch.
The river runs outside the garden fence, so children go down to it with you rather than on their own. Over the hedge is the Godolphin Estate, National Trust land about five minutes by car, or two minutes on foot down the bridle path at the end of the lane, which is how we go.

Where it is
How far is Noonvares House from the beach?
Hayle Towans is about seventeen minutes by car and Carbis Bay about twenty, with St Ives and Marazion a little beyond that.
The house is at Townshend, near Hayle, on a lane that does not carry through, and that is most of what makes it quiet. The coast is close on both sides.
Where to ride once you are here is set out in horse riding in Cornwall.
Bringing a horse
Can you bring a horse to Noonvares House?
Yes: there is stabling and grazing on the farm, and it is relaxed here rather than run as a livery yard.

Common questions
Questions guests ask before they book
How many people does this large holiday home sleep?
Nine, across four bedrooms and one bathroom, so it suits a big family or a group of friends. A double in the master, a queen in the second, and in the other two a triple bunk and a day bed with a trundle that pulls out from underneath. A cot and a highchair are there if you ask.
Does Noonvares House have a hot tub?
No. There is a private two-person sauna for the house. There was a hot tub here years ago and some older reviews still mention it, but it is long gone.
Do we get the whole farm to ourselves?
No, and we would rather say so plainly. The stone cottage is let separately and we live here too. The house, its garden and the walks are yours, and the farm is shared.
Are dogs allowed?
Yes, up to three dogs, and the garden is fenced all the way round at four feet. Tell us about yours when you send your dates. Conditions are in the booking terms.
How far is it from the beach?
Hayle Towans is about seventeen minutes by car and Carbis Bay about twenty, with St Ives and Marazion a little beyond. The Godolphin estate is five minutes by car, or two on foot down the bridle path.
Can you bring a horse?
Yes. There is stabling and grazing, relaxed rather than a formal livery arrangement, so talk to us about what your horse needs.
